You're here because something is wrong — and you need a real answer.

Not a checklist. Not a maintenance opinion. A forensic engineering investigation that tells you what is causing the damage and what to do about it.

Are you dealing with any of the following?

Cracks appearing in your walls, ceilings, or slab — and getting worse
Floors that slope, bounce, or feel soft underfoot
Doors and windows that no longer close properly
Water appearing where it shouldn't — inside walls, through slabs, or in subfloors
An insurance claim that has been denied or disputed
A builder or insurer who says 'it's pre-existing' or 'it's not structural'
A property you are buying and a building report that raised concerns you don't fully understand
A VCAT hearing, AFCA complaint, or legal dispute that needs independent engineering evidence

If any of the above sounds familiar, you need a forensic structural investigation — not a building inspection.

The difference matters. A building inspection identifies what is broken. A forensic investigation proves why it broke, who is responsible, and what must be done to fix it permanently. That distinction is what changes the outcome of a dispute, a claim, or a repair.

Why the 'average' engineer is not enough for your situation.

Most building inspectors are trained to identify what is visibly wrong. They produce checklists. They note maintenance items. But they cannot tell you why a crack pattern is consistent with reactive clay soil movement rather than simple settlement. They cannot tell you whether your water ingress is caused by a plumbing failure, a slab crack, or a waterproofing defect. And they cannot produce the kind of signed, evidence-based engineering report that stands up in front of an insurer, a builder, or a tribunal.

At AZTA Engineering, our forensic investigations are led by Chartered Professional Engineers who have spent years designing residential and commercial structures. Because we have designed buildings, we know exactly how they fail. Because we have investigated over 5,000 buildings, we have seen every failure mode — and we know what the evidence looks like.

We Design

We have spent years designing residential and commercial structures under Australian Standards. We know what a building is supposed to do.

We Investigate

We apply that design knowledge to your property. We analyse the load paths, drainage behaviour, soil conditions, and crack patterns to identify root cause.

We Prove

We produce a detailed, signed forensic report that documents the evidence, establishes causation, and gives you something defensible in writing.

"You cannot be an expert in design without first being an expert in failure. We use our experience of 5,000+ investigations to protect your asset."

A building inspection tells you what is wrong.

A forensic engineering investigation identifies why it happened.

From Causation to Cure

Every stage of your structural problem — covered.

Forensic Investigation

Causation Assessment

Deep-dive forensic analysis into the root cause of structural failure. We provide the scientific evidence required for insurance claims, liability disputes, and complex repairs.

Best for: Cracking, sinking foundations, water damage, denied claims.

Insurance & Disputes

Claim Support

We support your claim or dispute with engineering evidence and causation reports that stand up to insurer scrutiny, AFCA review, and VCAT proceedings.

Best for: Insurers, loss adjusters, and policyholders facing denial.

Remedial Design & Reinstatement

Reinstatement Works

We don't just find the problem — we design the fix. We provide detailed scopes of work for reinstatement that ensure the failure never happens again.

Pre-Purchase Assessment

Condition Assessment

Buying a property? Our condition assessments are led by structural engineers who identify the expensive problems hidden behind fresh paint and a clean building report.

Your first step costs nothing.

Send us your photos and a brief description of the damage. We will provide a written assessment, a clear scope, and a fixed fee before you commit to anything.

What happens when you contact us.

1

Step 1: Send Your Photos

Contact us with information or photos of the damage and your address. We review them at no cost and confirm the scope and fee in writing within 1 business day. No commitment required at this stage.

2

Step 2: On-Site Investigation

We attend your property at a time that suits you. We inspect, document, measure, photograph, and where relevant conduct a floor level survey.

3

Step 3: Analysis & Causation

Back in the office, we apply engineering principles and Australian Standards to determine the most probable cause of the damage. We do not guess. We reason from evidence.

4

Step 4: Signed Engineering Report

You receive a detailed written report, signed by a Chartered registered Professional Engineer, with annotated photos, causation analysis, and remedial recommendations where required. Typically delivered within 1–5 business days of the site inspection.

From first contact to signed report: as little as 3 days. Urgent matters accommodated.

"Our insurer told us the cracking was pre-existing and refused to pay. AZTA's forensic report showed the damage was caused by the storm event — with annotated photos and engineering evidence to back it up. The claim was paid in full. Worth every cent."

Our qualifications aren't just letters after a name.

Here is what they mean for your report.

Chartered Professional Engineer (CPEng)

A recognised professional designation in engineering in Australia. Awarded by Engineers Australia after assessment of competency. Your report is signed by a registered and chartered professional engineer.

National Engineers Register (NER)

A publicly searchable register of accredited professional engineers. You can verify our registration online. Your report cannot be credibly challenged on the basis of the signatory's qualifications.

Victorian Building Authority (VBA) Registered

We are registered to practise as civil and structural engineers in Victoria and QLD.

APEC Engineer

Recognised across 21 economies in the Asia-Pacific region. Relevant for matters involving international standards or cross-border property.

Professional Indemnity Insurance

You are protected. If we make an error in our report, our PI insurance covers you. Many cheaper inspection firms carry insufficient or no professional indemnity cover.

The longer you wait, the more control you lose over the outcome.

Forensic evidence is time-sensitive. Crack patterns change after repairs begin. Moisture conditions shift between seasons. Drainage failures may be covered by subsequent works. The engineering evidence that resolves your claim or dispute today may not be available in three months.

If you are dealing with a progressive movement issue, an insurance claim or a builder dispute, delays can be fatal to your position.

Your first step costs nothing.

Send us your photos and a brief description of the damage. We will review them and provide:

  • A written assessment of whether a forensic investigation is warranted
  • A clear scope of what the investigation would cover
  • A fixed fee in writing before you commit to anything

No site visit. No obligation. No surprise costs.

Questions we get asked before every investigation.
